​What is Specialist Disability Accommodation (SDA)?

 

Specialist Disability Accommodation (SDA) refers to purpose-built or extensively modified housing designed to provide high-level support and accessibility for individuals with significant disabilities.

SDA aims to offer suitable housing options for individuals with complex support needs who require specialised assistance that traditional housing cannot provide.

What Makes Specialist Disability Accommodation Different from Traditional Housing?

The main difference between SDA Accommodation and traditional housing is the design and accessibility. SDA accommodations are purpose-built or extensively modified to be accessible and cater to the specific needs of individuals with disabilities.

Their properties include wider doorways, ramps, accessible bathrooms, adjustable fixtures, and assistive technologies.

How Do I Know If I’m Eligible for SDA Funding?

To determine if you are eligible for NDIS Specialist Disability Accommodation (SDA), you will need to go through an assessment process conducted by the National Disability Insurance Scheme (NDIS) in Australia. 

You must meet certain criteria related to your disability, age, residency, and functional impairment. You can also contact a disability support organisation such as Nurse4U who will guide you through the assessment and application process.

Once approved, eligible participants will then receive ongoing funding to support their living accommodations in SDA housing in Melbourne.

The National Disability Insurance Scheme (NDIS) in Australia has identified four different design categories for NDIS Specialist Disability Accommodation (SDA) that are eligible for funding. These design categories are:

Improved Liveability

NDIS Improved Liveability Accommodation category focuses on incorporating design features and technologies which provide housing with better physical access. It also includes more features for people with sensory, intellectual or cognitive impairments. These could include:

​

  • Walls and floors that are easier to see.

  • Fewer stairs

  • Wider doorways

  • Accessible bathrooms

 

Fully Accessible

The NDIS Fully Accessible Accommodation category is designed to provide a high level of accessibility for individuals with significant mobility impairments. It includes:

​

  • Step-free pathways

  • Adjustable fixtures

  • Assistive technologies to support individuals with limited mobility or who use mobility aids like wheelchairs or walkers.

 

Robust

The NDIS Robust Accommodation category is specifically designed for individuals who may exhibit behaviours of concern or who are in Complex Care needs and require high levels of support and durability in their Disability Accommodation.

It includes features that can withstand potential impacts, reduce the risk of self-harm, and minimise damage to the property or occupants.

These features may include:

  • Reinforced walls

  • Durable fixtures

  • Secure design elements

  • Secured windows and entry and exit points

  • Sound proofing if required

 

High Physical Support

NDIS High Physical Support Accommodation type of housing includes a high level of physical access for people who need high support needs specialised Disability accommodation and 24/7 support. This category is designed to support individuals with complex disabilities who require significant assistance with daily activities and personal care. It includes:

  • Hoists

  • Ceiling track systems

  • Communication technology

  • All entries and exits to be able to accommodate wheelchair access

  • Purpose-built rooms to accommodate equipment and medical needs

  • Emergency call systems

  • Non-slip flooring

  • Grab rails

  • Back- up power supply

  • Specialised beds or seating

  • Reinforced walls and fixtures
